How long does an Alaska landlord have to return a security deposit?

The 14-day period can apply with a qualifying notice and no damage deductions; the 30-day period can apply where damage costs are deducted or no qualifying tenant notice was given. The statute says the landlord shall mail the notice and any refund due. The reviewed sources did not resolve whether mailing or receipt controls every deadline result, so the planner reviews the mailing evidence rather than deciding.
How much can an Alaska landlord charge as a deposit?
The deposit plus prepaid rent may not exceed two months’ rent, except where rent exceeds $2,000 a month. A pet deposit may not exceed one month’s rent, must be accounted for separately, and may be applied only to damages directly related to the pet.
Does a weekend or holiday move the Alaska deadline?
Every Sunday is a legal holiday under AS 44.12.010, and AS 01.10.080 excludes a last day that is a holiday. Whether an ordinary Saturday shifts the landlord’s deadline to mail is not resolved in the reviewed sources.
